Winemaker’s dream property for sale in Paso Robles wine country

With a progressive cavity pump system the winery fills it fermentation tanks from the bottom, moving berries at 1/3 of a mile per hour to bottom inlet values in each tank. This process results in just the right amount of cracked berries to begin fermentation. “If you’ve a good, ripe solid fruit – which is what we harvest here – it’ll come off the sorting table looking like caviar, and then by the time it gets to the tank it’s still 90-percent caviar. Which is actually desirable because if you don’t have any liquid at all it’s just about impossible to start a fermentation.” says Steve Anglim, owner of Anglim Winery and Winemaker at Burbank Ranch.
Burbank Ranch has an exceptionally high quality of water. The facility is also designed to use substantially less than other wineries. According to Anglim, “We use very little water here. The owner was actually shocked at how little water we use here. We have high-pressure washers for cleaning our fermentation tanks. For our barrel-cleaning regimen we use steamers, a high-pressure washer, and then an ozone machine. With this scheme we probably only use a couple gallons per tank. That water is then recycled back into the vineyard. ”This steady supply of water allows the vineyard to replace rain during California’s dry spells by irrigating in the winter.
The 19,000 square foot winery & tasting room structure include a magnificent oak bar and beautiful views of the surrounding mountains from the wall-to-wall windows. “When I first showed up here, and all I’d seen is the drawings for the building, I walked up to the top of the hill and looked to where I knew the winery was going to be, and I looked out over the vista – which is stunning – I knew there would be a great view from the tasting room.” Says Anglim.
The winery features 3, underground, barrel-aging concrete vault rooms. These three vaults are located directly under the parking lot to the rear of the tasting room. Barrel Room 1 contains heating, cooling, and humidity controls, as well as Co2 handlers for barrel ferments. Barrel Room 2 also contains cooling and humidifying controls, and Barrel Room 3 is currently being used for storing cased goods, but for an entrepreneur looking to expand, all three of the rooms could be used for barrel aging.
The winery features ample space, and can fit 350 barrels on the floor of the wine room while only being stacked one barrel high. “I can lay out my entire vintage, one high and just walk around and deal with it, I don’t have to go get a forklift to pull things in and out, climb up and down stairs, I can just lay it all out on the floor.” said Anglim.
Everything in the winery is automatic, including lights, night-time cool air fans, and the Tank Net Control system, which is a computerized control system for keeping the fermentation tanks at optimal temperatures during fermentation. The system allows the winemaker to set high and low temperature limits with are then automatically controlled. The system sends a cell phone notification when it is exceeding or dropping beyond specified temperatures. It also keeps a permanent history of all fermentation temperatures.
Burbank Ranch is fully licensed to operate as a winery, sell wine in its tasting room, host events, and serve food prepared in its commercial kitchen. Additionally, it is a county registered bed and breakfast facility. 44.5 acres of the ranch are planted in grapes vines. The Ranch is registered under the Williamson Act as a farming preserve. Consequently, the tax rate for the ranch is significantly lower than properties not registered.
