Atascadero Walmart preparing final parcel map

–Walmart has requested that the City of Atascadero extend the July 11, 2016 expiration date of its previously approved vesting tentative parcel map to provide Walmart with additional time to process its final parcel map. Extending tentative maps is permitted by the Atascadero Municipal Code as well as the California Subdivision Map Act. This process is typical for large development projects that must satisfy numerous conditions in order to obtain a final map, according to the city.

Accordingly, the city has removed consideration of Walmart’s Final Map from the June 28 agenda. The city anticipates that this item will be placed on a future City Council agenda sometime in the next 2-3 months.

Approval of the final map by the city signifies general compliance with the tentative map conditions and allows the map to be recorded, creating the new parcels. There are a number of administrative items that need to be completed before the final map can be approved and recorded, such as tax bond certificates, subdivision agreement and bonding, etc. Permits and plan approvals for on- and off-site improvements must be secured prior to construction, which could occur before or after map recordation.

It is the responsibility of the city council to approve final maps prior to recordation. The council may only approve or deny a final map. It may not change the map, nor may it add additional conditions of approval. The council may only deny a map if it is not in conformance with the tentative map or if the applicant has not met conditions established as part of the tentative map approval process.
